About the NMLS SAFE Act Exam
The NMLS SAFE Act exam is required to become a licensed Mortgage Loan Originator (MLO) in every U.S. state. Administered by the Nationwide Multistate Licensing System (NMLS), the exam has 120 questions and a 190-minute time limit. You need a 75% passing score on each attempt.
The national first-attempt pass rate is approximately 55–60%. The most commonly failed sections are federal mortgage law and ethics — which together account for roughly half the exam. Candidates who prepare with active practice questions significantly outperform those who only read study guides.
Before sitting for the exam, most states require completion of 20 hours of NMLS-approved pre-licensing education (3 hrs federal law, 3 hrs ethics, 2 hrs non-traditional mortgage products, 12 hrs electives). The app is designed to complement your pre-licensing coursework — not replace it.

Frequently Asked Questions
What is the NMLS SAFE Act exam?
The NMLS SAFE Act (Secure and Fair Enforcement for Mortgage Licensing Act) exam is required to become a licensed Mortgage Loan Originator (MLO) in the United States. It has 120 questions with a 190-minute time limit. You need a 75% passing score. It covers federal mortgage law, ethics, lending standards, and state-specific regulations.
How hard is the MLO exam?
The national first-attempt pass rate is approximately 55–60%, making it one of the harder licensing exams in financial services. Most candidates who fail do so on the federal law and ethics sections. Drilling NMLS-style practice questions consistently is the single most effective prep strategy.
How many hours do I need to study for the MLO exam?
Most candidates study 60–100 hours over 4–6 weeks. The most tested areas are federal mortgage law, the SAFE Act itself, ethics and fraud, and lending standards. Practice questions outperform reading study materials alone — the app is built around active recall.
What topics are on the NMLS SAFE Act exam?
The exam covers: Federal Mortgage-Related Laws (TILA, RESPA, ECOA, HMDA, Dodd-Frank), General Mortgage Knowledge (loan types, underwriting, closing), Mortgage Loan Origination Activities (application, processing, disclosure), and Ethics (fraud, fair lending, consumer protection). Each section is weighted — federal law and ethics account for roughly 50% of the exam.
Does this app cover the National and State components?
The app covers the National component of the NMLS SAFE Act exam in depth. For state-specific content, we cover general state regulations and licensing frameworks. Always verify your state's specific additional requirements with your state regulator, as some states add a state-specific exam component on top of the national exam.
How long is the MLO license valid?
MLO licenses must be renewed annually. Renewal requires completing 8 hours of continuing education (CE) each year: 3 hours federal law, 2 hours ethics, 2 hours non-traditional mortgage lending, and 1 hour elective. Most states also require additional state-specific CE hours on top of the federal requirement.
